(A) VALUATION (LAND AND
BUILDING
The fundamental purpose of a valuation is to estimate
value i.e. the Market Value.
The term "Market Value"
is the estimated amount for which an asset should exchange
on the date of valuation between a willing buyer and
a willing seller in an arm’s length transaction
after proper marketing wherein the parties had each
acted knowledgeably, prudently and without compulsion.
Valuation may be required for various purposes as follows:-

(B) VALUATION (PLANT
& MACHINERY
Plant and Machinery valuation may be required for the
following purposes:-

The role of the valuer is to assess the value of the
plant and machinery by conducting a factory floor inspection
and detailed survey of all the physical assets so as
to record the nature, extent and condition and subsequently
to determine the machinery and plant on site as against
the register/client's own records.
Our plant and machinery valuer then proceeds with the
detail valuation taking into consideration various factors
like efficiency, viability, depreciation, cost and obsolescence.
The valuation report on plant and machinery is in the
form of a plant register showing main items of machinery,
grouped either by physical location, by brief technical
description, each item will be individually priced on
the basis of definition such as Cost Reproduction New,
Sound Value, Market Value and Forced Sale Value.
(C) PROPERTY MANAGEMENT
Our services as Property Managers, include advising
clients on overall management and leasing policies with
the main objective of securing and maintaining maximum
income from the client's properties and ensuring minimal
cost.
The services include:-

arranging of rents and
advise on tenancy covenants including rent views; |

opening client's account, maintaining
records of income and expenditure and submitting
monthly or quarterly statements; |

negotiating lease terms including
advise on renewals and re-lettings; |

consultants, contractors and the authorities in
respect of maintenance and renovation works; |

attending to complaints by tenants; |

engaging on client's behalf and at
the client's expense contractors to service air-conditioning
plant, lifts, standby generator, fire-fighting installations
and other mechanical and electrical installation
and supervising them; |

enforcing tenancy covenants and conditions;

prepare plans and instructions to
cater for emergency situations like the outbreak
of fire, bomb threats, etc; |

pay assessment and quit rent on
behalf of client; and |

administrating maintenance contracts,
supervision of repairs and advise on estimates.

In the course of implementing our management duties,

responsible for the management and supervision of the
building. However, this would depend on the nature of
property managed and upon the terms of reference.

(E) MARKET STUDY
The Market Study which comprises an analysis and evaluation

properties will serve as the main basis for the identification
and specification of the most optimum development.

firstly the action for Courts/Land Administrator to
conduct auction of land, building and chattel. Secondly,to
act on behalf of clients and bankers to conduct sale
of properties by Public Auction or Private Auction.
